We would like to personally introduce you to Kansas City Property Solutions, LLC and take a moment to familiarize you with our services. First of all we are the owners, Randy & April. We are a family company, with a great in-office team, field & contract laborers.

Now to business! First and foremost we bring you reliable trustworthy business transactions through a cost effective service agenda. Our staff members range from licensed real estate agents, seasoned professionals in their trade to licensed contractors with many years of experience. And with your best interests always in mind we work for you to find the most reliable occupants in the shortest amount of time and keep your investment safe and income producing. Quite frankly, “We provide you with Solutions”.

Kansas City Property Solutions has a marketing strategy that encompasses the entire Kansas City area plus surrounding communities. We are presently marketing vacant properties in numerous online websites while expanding daily. In fact, it would be simpler to quote to you where we don’t market as opposed to where we do. Taking care of your property after that is our top priority.

We manage single family homes, multi-unit properties including subsidized, and provide HOA management, all to help you build and protect your investment, or your home. Our property management service starts anywhere your property is, we can market and show your home, procure qualified renters, screen them and finally execute all lease documents, while facilitating the move in and handling all of your property management needs from that point forward.

Same with HOAs, we will take over where the owners or last group left off, and do our best to address any concerns and budgets for each property.

To request a professional and personalized quote just call or email us anytime. Our charges are simple too:

Leasing fee: $375 flat and $375 for renewals (usually yearly)

Property Management fee: 10% of monthly rent as a flat fee or $60/mo, whichever is greater. (Discounts for multiple properties considered)

Maintenance reserve: 1 month’s rent held for maintenance, any maintenance request over

$350 we ask permission from you before authorizing work done except in emergencies.

Multi-Family: 8% of monthly gross rent as a flat fee, or bid upon request

HOA: Bid upon request

We offer direct deposit & pay online for your funds, and tenants and owners also have the convenience of paying and putting in maintenance requests online. You also have an online owner’s portal to log in and check on your properties at any time. Our office is staffed and open from 9am to 5pm M-F, and you can text the maintenance line after hours if emergency service is needed. We try to stay available and easy to reach for everyone.
